What to Look for in Industrial Property

Industrial buildings are often for sale in many areas. As some towns and cities work to rebuild their industrial base, buildings that were formerly the site of businesses that have closed are now available for new development. Those looking for a good industrial property should take this time to find facilities that will actually fit their needs. If you want a new industrial building, always make sure that it has proper shipping access, that it is suitable for your particular industry and that it it actually sited within an industrial zone.

Access

Industrial facilities make things. What many forget, of course, is that the things made in these facilities also need to be shipped away. As such, it is quite important to make sure that any industrial facility that you rent has necessary shipping access. If you ship over land, it is important to make sure that your facility has easy access for trucks. If you ship via sea, though, you might want to consider finding a new property that is closer to the port to reduce your own costs and to speed up your productivity.

Facilities

One of the more important things that one can look for in industrial property is pre-existing fixtures or facilities that are already suited for your business’ use. This may come in the form of space layout or material changes made by former tenants in the property, but it can help to save your business quite a bit of money. By the same token, it is also wise to stay away from those buildings that have obviously been built for a purpose different from your own; specialized buildings can be difficult and costly to alter, making an already costly moving process even more expensive.

Zoning

Most industrial facility owners know that it is often difficult to find an industrial property. As many cities switch from manufacturing to service-based economies, many former industrial zones have been altered into commercial spaces. It is always important to make sure that any facility that you purchase is actually within a zone that will allow for industrial operation. If you fail to do so, you should expect that several complaints will be filed by your new neighbors. It is always best to simply go into an area that is properly zoned than it is to try to find a way to apply for a variance.

Industrial facilities are far more difficult to buy than standard commercial properties, but it can be done. Always make sure that the industrial property has proper shipping access, that the facilities are suited for your business and that the building is in an area that is properly zoned for industrial usage. If you do so, you can concentrate on getting your business up and running rather than worrying about the suitability of your new building. Always make sure to look at several properties before you buy, and make sure that any facility that you choose will be one in which you will be comfortable for the long term.
