Classes Of Commercial Property

“Every city divides its property into two types of zones: commercial property and residential property. This division of land is crucial to maintain the proper functioning of a city, no matter how small the municipality is. By keeping the residential properties in a separate zone, cities ensure that the home lives of citizens are free from some of the air and noise pollution associated with industry and commercial activity. Simultaneously, this separation allows commercial and industrial activity to flow unimpaired by irrelevant residential concerns.

Residential property consists of houses and other residences. Commercial properties are generally where the work of the community is done and money is earned. You can break this property itself down into four sub-categories.

Retail Property

Retail property makes up much of the total commercial properties in many modern cities. This class of property is used to sell goods or services. It differs from other sectors that are also part of the commercial umbrella because of its direct involvement in getting things to the public. Other commercial properties have a less direct involvement with consumers. Retail property is where the residents of the city meet the commercial activity and engage it.
” Hospitals and other medical centers are types of retail property. Some people may find this shocking, because many people associate hospitals and doctors with firemen and policemen, who provide emergency services. However, it makes sense when you realize that hospitals sell their services while firefighters and police officers work for the local government.
” Hotels, bars and restaurants are also classed as retail property. So are all dance halls and other public houses where people gather for entertainment.
” Shopping centers and malls are the most obvious form of retail property. Here wares are displayed for public purchase. This also includes supermarkets.

Office Property

This class of commercial property simply consists of office buildings. These are the types of property in which businesses located elsewhere concentrate their bureaucracies. Increasingly, as many online businesses grow, some businesses may be located entirely in office buildings because they do not sell physical goods.

Industrial Property

In most modern countries, this form of property takes up less space than it once did in major cities. Many manufacturers have either shrunk their business size due to increasing mechanization or they have moved their heavy industrial processes overseas to take advantage of cheap labor. Simultaneously, service-oriented jobs in retail have become more common and caused that class of property to overtake industrial property as the largest sector of the city.

Industrial properties often contain manufacturing factories and warehouses where recently produced goods are stored before being sent to retail centers. They have less office space than other areas. They also create more noise and air pollution.

Multifamily Property

Apartment buildings can be classed either as commercial properties or as residential properties. This double classification is due to their money-generating purpose for the owners and their simultaneous residential function for renters. This is one of the smallest classes of commercial property in a typical city.”
